Union Street Loft

Parking
Parking is available behind the building, with the lot entrance facing Church St. as well as on street parking nearby.

Accessibility
The back building entrance, facing Church St., is convenient for parking but is not wheelchair accessible. For an accessible entrance free from stairs, please use the Union Street facing entrance to the left of Union Street Cafe. 

Building Rules
Please be respectful of the other businesses in the building by keeping noise levels in the hallway to a whisper, not holding the elevator, not propping open the entrance or side doors, and keeping all photography, videography, activities and belongings strictly within Union Street Loft, in Suite 314 on the third floor. The restrooms are shared with the other businesses on the third floor, so please do not leave any belongings in the restrooms during or after your rental time. Keep noise levels to a whisper in the bathrooms as well. 

Adult Supervision
All clients under 18 must be accompanied by a parent or guardian at all times.
You are responsible for the actions and wellbeing of your clients while on studio premises, including any minors.

Studio Capacity
There should be no more than 10 people in total in the studio at any given time without prior consent from the studio owner. Absolutely no unauthorized events or large groups. An additional fee may apply if more than 10 people are present at any given time, and you may be asked not to come back and/or to leave the studio immediately.

Prompt Arrival + Checkout
Please be mindful of your reserved studio time, and account for all the time you may need to set up AND reset/clean the studio to its original condition as well as gather your (and your clients’) belongings. There is no guaranteed grace period or buffer between bookings, so exceeding your reserved time may result in additional charges (especially if you or your clients are in the studio during someone else’s reservation). You MUST close the studio door all the way until it clicks shut, and lock the door by holding the 🔒 icon upon leaving.

Privacy
For privacy from passersby in the hallway, please use the roller shade on the door during your rental. Return all shades to their top-mounted, stowed away position by the end of your rental period. 

Nudity + Pornography
There is a zero-tolerance policy for total nudity and/or pornography. This policy is in place to protect the safety and privacy of renters, clients, and building neighbors alike. Tasteful boudoir photography is permitted, including topless art as long as the privacy shade is used on the door.

Surveillance Camera
The studio is equipped with a clearly visible surveillance camera in the back right corner that may be monitored and recorded at any time. 

Food + Beverage
You may bring in food and beverage for props or consumption during your booking, but do not place open drinks or food items in the studio trash can. Instead, bring any food or open beverage trash with you upon exit to prevent odor, bugs or leaks in the studio. Keep in mind any spills or messes may result in charges for damage or cleaning. Alcohol is not permitted.

Pet Policy
Pets/animals are not permitted. No exceptions.

Smoking or Drug Use
There shall be no smoking or drug use in the studio or on the building premises at any time.

Flames, Hazards, + Messes
NO open flames, smoking devices, fog machines, explosives, incense, confetti, glitter, paint, or other hazardous or hard-to-clean items in the studio. 

Noise Levels
Please keep the bluetooth speaker at a reasonable, normal speech volume level. No outside speakers or sound systems are permitted. Please be considerate of our building business neighbors. 

Studio Not Soundproof
The studio is not soundproof, so please keep this in mind if your production requires soundproofing for audio recording. There may be people talking in the halls, or even traffic or event noises. 

Moving Furniture + Props
While the props and furniture have been equipped with sliders, bumpers, etc. wherever possible, please be extra cautious not to scrape the floor or scratch the walls when moving anything in the studio. Do not move the dressing table or mirror. The mantel and large couch require two people to move to prevent damage to the floor, so plan accordingly.

Backdrop Use
The 107” seamless paper backdrops mounted on the wall are on a remote control system. Do not pull on the backdrops whatsoever. You are welcome to use the backdrops during your session, but you will be charged $20 per yard of any used* portions (*i.e. stepped on, marked on, wrinkled or torn). Please notify Union Street Loft ownership if the backdrops have been used so they can be promptly trimmed and the leader bar replaced before the next renter if possible. 

If you require a specific backdrop that we don't have mounted at the studio, you are welcome to bring your own. Please bring your own secure backdrop stand and crossbar. 

Equipment Use
You are welcome to responsibly use the equipment in the studio at your own risk. Please see the equipment catalog beforehand and study online tutorials wherever necessary so that you are educated on any equipment you handle during your rental. All items are expected to be returned to their original places and in their original condition. If you encounter any problems with the equipment, notify the owner so it can be fixed or replaced. If you, your client(s), or your guest(s) damage or take any equipment, you will be charged the full retail replacement cost. 

Cleaning + Damage Fees
If the studio is not left in its original condition, you will be charged for cleaning or damage. The fees will be proportionate to the damage or cleaning involved. ($50-150 for cleaning plus replacement cost of damaged, destroyed or missing items)

Cancellations + Reschedules  
You may cancel or reschedule a studio rental up to 48 hours prior to the booking start time. Cancellations within 48 hours of the scheduled studio rental are nonrefundable. 

Liability
You agree to hold harmless Union Street Loft from any dispute in the event you become injured during your session on location or while on the studio premises. Union Street Loft (Carrie Allen LLC) and its representatives will not be held liable for any injury incurred by you, your employees, your clients, or any damage to your property during the session while on location or while on studio premises.

Termination + Bans
Union Street Loft reserves the right to terminate any renter’s reservation–current or future, if it is discovered that any renter or their client is in violation of any of these policies.
